as their sole and exclusive agent. The rebate is 10%
of the cooperating broker’s commission (which
varies on individual properties) actually received
by SAPRE/Geoffrey H. Edmunds Realty, LLC at the close
of escrow/settlement for representing the buyer, less
any allowances or other deductions by SAPRE/Geoffrey

To be eligible for rebate, buyers must sign a buyer-broker
agreement with SAPRE/Geoffrey H. Edmunds Realty, LLC.
Rebate will be paid or credited to the buyer/borrower
named as such on the official closing statement. Rebates
may be used toward closing costs and/or pre-paids
or the reduction of the full purchase price of the
home. In the event of a Tax Deferred Exchange (IRC
§ 1031), the party named as the buyer or borrower
is the Qualified Intermediary (i.e. “Exchange
Company”) and the rebate will be paid or credited
to the Exchange Company for the benefit of the party
conducting the exchange (the “Exchanger”).
For advice on any tax consequences of the rebate,
buyers should consult with an appropriate legal or
tax professional. This rebate program is available
only where permitted under federal and state law,
unless prohibited by the buyer’s lender(s).
